How to Rent Out Property in Cyprus: Which Strategy Is Right for You?

Buying property in Cyprus allows you to generate income through both short-term and long-term rentals. The right strategy depends on the location, property type, and your investment goals.  

What rental options are available?

There are three main rental models in Cyprus. 

Short-term rentals are aimed at tourists. Properties close to beaches, restaurants, and popular attractions tend to achieve the highest demand. 

Mid-term rentals typically range from one to several months. This option is popular with digital nomads, business travelers, and foreigners spending several months on the island. 

Long-term rentals are preferred by expats, families relocating to Cyprus, and buyers waiting for their own homes to be completed. This strategy provides stable occupancy. Most tenants come from the UK, Israel, European countries, and the former CIS.  

How is the property managed?

Most foreign owners use professional property management companies. They handle tenant sourcing, listings on Booking.com and Airbnb, check-ins, cleaning, and day-to-day property management. 

 

 

Management fees average around 25% of gross rental income. Fees charged by online booking platforms are paid separately. 

What are the owner's expenses?

Cyprus has no annual government property tax. Regular expenses include: 

– Municipal tax: approximately €200–300 per year 
– Maintenance fees: around €1,5–4 per sq.m per month, depending on the development's amenities 
– Utility bills for short-term rentals 

For long-term rentals, electricity, water, and internet are usually paid by the tenant. 

Which property should you choose?

For short-term rentals, apartments near the sea and tourist areas remain the most popular. 

For long-term rentals, modern residential developments in Limassol and Paphos, close to business districts, international schools, and everyday amenities, are the best choice. 

 

 

Properties with good transport links and well-developed infrastructure remain the most liquid assets, attracting stable tenant demand regardless of the rental strategy.
