A complex of premium villas on the island of Sumba in Indonesia, located on the first coastline surrounded by untouched tropical nature. The project covers an area of 14 hectares, including 4 hectares of natural jungle, and unites only 30 villas, which provides low density, privacy and a calm atmosphere. The peculiarity of the location is panoramic views of the ocean from almost any point of the territory and its own secluded beach with crystal clear water; thanks to the location of the complex, you can observe dawns on one side of the coast and sunsets on the other. The concept is based on the principles of eco-luxury and careful integration of architecture into the natural landscape: modular construction technology allows minimizing earthworks and interference with the ecosystem, preserving the existing relief and perennial trees. Lightweight structures are adapted to the humid tropical and marine climate and are resistant to seismic activity, ultraviolet light and salt air. The finish uses natural wood, certified teak, bamboo, stone and panoramic tempered glass, and roofing structures on the steel frame are designed for high wind loads. The collection includes villas of several formats with an area of 45 to 100 m2 or more. The layouts are focused on the resort lifestyle and combine bedrooms, kitchen-living rooms with dining areas, bathrooms and spacious outdoor terraces; depending on the type of residence, private recreation areas and tropical open-air baths are provided. The interiors are designed in a modern natural aesthetic with an abundance of wood, panoramic glazing, designer furniture, high-quality plumbing and durable materials designed for intensive operation in the resort. The infrastructure forms a full-fledged autonomous resort environment: on the territory there is a main restaurant on the rock with panoramic views, an infinity pool with ocean views, a SPA & Wellness center with treatment rooms, a sauna and relaxation zone, a sports center, functional training grounds, mini-golf, walking routes, its own beach area, parking and a helipad. Special attention is paid to the environmental friendliness and autonomy of the complex: its own energy zone with solar panels and wind generators is designed to generate up to 220 kW of clean energy.
